Electrical Inspection & Testing
You may need a condition report for a number of reasons, such as when selling or buying a property. Or, you may need a report to find out the condition of an installation after a flood or fire, or at the end of the period recommended in a previous electrical certificate.
A PERIODIC INSPECTION WILL..
Reveal whether any of your electrical circuits or equipment are overloaded...
Find any shock risks and fire hazards in your electrical installation...
Identify any defective work...
Highlight any lack of earthing or bonding...
Identify any circuits that need R.C.D protection.
The inspection report will be given to the client after the test, which will be either satisfactory or unsatisfactory.
If the report is unsatisfactory it means remedial work is needed to make the installation safe to use.
You would then look at observations and recommendations where any departures from BS7671 are recorded and a code to indicate the urgency of the action is given.
If you are a landlord, you are required by law to ensure -
That the electrical installation in a rented property is safe when your tenants move in.
That the electrical installation is maintained in a safe condition as long as they have tenants staying there.
The report will provide an important record of the installation at the time of the inspection, and will provide a guide for inspection the future.
